Is there an HOA?No, we have a resort association. Ask one of our representatives for more details.

What amenities are on site?Gated entrance/exit, communal outdoor table for gatherings/events, a central park which features community fire pits, shared sauna and oversized hammocks. The property is adjacent to federal BLM land that is accessed from the South end of the development.

Is the price negotiable?Building at 10,000 feet is a very expensive endeavor. We have done everything we can to make our homes as affordable as possible, while still creating a high-end, desirable, resort.

Who is the propane provider?Above-ground, 120 gallon propane tanks are provided by Bailey Propane. Home owners are responsible for renting tanks from Bailey Propane. They are also required to pay for tank refills.

Can I purchase a lot and bring my own home?Yes, architectural requirements exist. Hook up and setting services can be arranged. Sewer and water are run to the middle of each lot. Electricity is run to the property line.

Who is the home builder?We currently have three builders: Cavco, NeoVita, and Tumbleweed Tiny Homes.

Are the prices market price or deed restricted?There are no deed restrictions.

What is the delivery date of the home?We typically have homes available in inventory. If you choose a new homesite and a new home, it typically takes 3-4 months to deliver your home to you.

What is the reservation amount?$5,000 refundable for two weeks to secure your lot, obtain financing, and conduct any due diligence. Then 30% down payment (non-refundable) once the home is ordered.

When will all infrastructure be complete?Estimated date is end of 2026. We are targeting to have all underground infrastructure completed by Spring 2025. The first phase of roads are anticipated to be completed by late 2025.

Can I put a shed or storage building on a lot?Yes, nearly all 60 lots allow for an outdoor storage building.

Is this a year-round community?Yes- enjoy skiing, snowboarding, snowshoeing, hiking, biking, whitewater rafting, fishing, and more. We are located in an area of yearlong outdoor play.

Am I able to add a hot tub?Yes, this will be a separate upgrade and will require a privacy fence.

What does the resort association fee include?Wifi (Starlink), trash, common area maintenance, and common road snow removal.
